Terrain Rubber Flooring implemented a turnkey solution o large sports flooring complex at Danube Properties is one of the largest property developers in the UAE and operates in 9 countries across the Middle East and Asia. As a player in the luxury real estate space, customer experience is of paramount importance to Danube Group and they partner only with companies who can deliver products to their exact standards and specifications.
Inception
Lawnz by Danube, located in International City Phase 2, is a thoughtfully designed community that is positioned as a statement address in Dubai. While the construction of the community was going on, the Danube Properties team reached out to us over email asking for a quote. As we went through the scope of work, it was immediately clear to us that the project required turnkey solutions.
We had no prior experience doing a turnkey project at this scale. But, even though the Terrain team felt a bit apprehensive, we decided to throw our hat in the ring and shared our costing as well.
What followed were days of waiting patiently for an update.
Discussion
After a long wait, we received an update from them saying that we had a good chance of winning the project because we had material in stock. After some negotiation on the prices, we were invited to a meeting for the first time.
During our meeting with Danube’s purchase department, we explained our quotation and pricing in detail, along with an introduction to Terrain and our expertise in manufacturing and installing flooring solutions. We also showcased our samples, allowing them to get a first-hand experience of our products.
Execution
One day, a few days after the meeting, we received a call from Danube’s purchase head. Terrain had officially won the project as the primary Sports Flooring contractor.
Before the project was executed, we had multiple meetings with the client, consultants and contractors to make sure that everything was planned out properly. All schematics were submitted to the client and approvals were taken before going ahead with the execution.

While the project did get off to a slightly rocky start, we finished it flawlessly, well within the deadline.
Learnings
Before the project started, all of us at Terrain were both excited and apprehensive about the task ahead. Doing a turnkey project, and that too for a brand like Danube Properties, was a daunting task. But, in hindsight, it wasn’t as hard as we thought it would be.
Everyone in the team, both internally and externally, were supportive of each other and maintained good communication throughout. This was key to delivering a successful project as we also had the learn the requirements and procedures of working with such a prestigious company.
Perfection and professionalism are vital to ensure that our services meet exacting client standards. While things may not go perfectly at all points of the project’s execution, we will move ahead with honesty and ensure that the big picture does not get affected.
